The terms, in plain language.

Buying a pre-construction home involves a handful of terms worth understanding before you register: the deposit, the parcel of tied land, the HST rebate, and the warranty and closing. Here is each, in brief.

The Deposit

Ten percent, over 210 days.

The total deposit is 10% of the purchase price, staged across the first 210 days rather than paid at once: $15,000 with the agreement, $15,000 at each of 30, 60, 90, 120, 150 and 180 days, and the balance to 10% at 210 days.

Deposit cheques are held in trust by the vendor's solicitor, and are protected under Tarion up to the limits described below.

Ownership

Freehold, on a parcel of tied land.

Every home at Rosaleen is freehold — you own the home and the land beneath it. It sits on a parcel of tied land, or POTL, which means the community's shared elements — private lanes, visitor parking, landscaped areas and the stormwater pond — are held in common through a common-elements condominium.

A common-elements fee of $139 per month covers the upkeep of those shared elements. Your home itself is not a condominium, and there are no shared walls beyond the semi-detached pairing. The common elements are maintained by the condominium corporation and fall outside Tarion's coverage of your individual home.

The Enhanced HST Rebate

Why the price is shown net of HST.

In Ontario, HST of 13% applies to a newly built home. A portion of that tax is rebated, and Rosaleen's advertised prices are shown net of the Enhanced HST Rebate — the rebate has already been credited in the price.

The prices assume the purchaser qualifies for the rebate — broadly, that the home will be a principal residence — and assigns it to the vendor. Where a purchaser does not qualify, for example when buying to lease, the rebate cannot be assigned and the price is adjusted accordingly. The combined federal and provincial rebate can reach up to $130,000.

Warranty & Closing

Protected by Tarion, to firm dates.

Each home is enrolled with Tarion, Ontario's new-home warranty program: one year of workmanship and materials, two years of water penetration and mechanical systems, and seven years of major structural coverage. Deposits are protected up to $100,000, and delayed-closing compensation of up to $7,500 may apply.

Occupancy is anticipated for Fall 2027, with firm dates set out in each home's Tarion Statement of Critical Dates. To reserve, a worksheet records your first, second and third elevation choices, along with government-issued identification for each purchaser.
